Continuous flow gas is the usual answer here, since it mounts on a wall and takes very little space. Where gas is not available, a compact electric or heat pump can work.

Can you install a hot water unit in a CBD or Pyrmont apartment?

Yes, subject to your building's rules on access hours, flueing and drainage. We deal with building management to sort those before install day.
