The Eastern Suburbs is dense, valuable and heavily stratified. In Bondi, Bondi Junction, Randwick and Coogee a large share of our work is apartments: shared sewer stacks, common hot water plant, and leaks that appear in one unit but originate in another. Establishing the source properly matters here, because it determines whether the owner, the neighbour or the owners corporation pays, so we camera and pressure test before making a call.
Double Bay, Rose Bay, Vaucluse and Paddington bring older freestanding homes and terraces with heritage constraints, renovated wet areas and waterproofing that has aged badly behind beautiful tiling. Coastal exposure at Bondi and Coogee corrodes external fittings much faster than inland suburbs. Parking, permits and building access are practical constraints we plan for rather than discover on arrival.
A ground-floor owner had a damp ceiling and the upstairs owner insisted nothing was wrong. Thermal imaging and a pressure test proved a failed shower waste in the unit above rather than a common line. We provided written findings and photos so the strata committee could resolve liability, then repaired the waste and wet area.
A harbour-facing home had garden taps and a hose cock seizing solid within a couple of years of installation. We replaced the failed fittings with materials that hold up in salt air, repaired the corroded section of external pipework behind them, and set a simple maintenance interval so the same replacements are planned rather than urgent.
