The Northern Beaches is a corrosion environment. Salt-laden air off the ocean attacks external copper, tap spindles, relief valves and hot water casings, so units and fittings here simply do not last as long as the same product installed twenty kilometres inland. Sandy soil and a high water table through Narrabeen, Warriewood and Mona Vale mean stormwater pits fill fast in heavy rain and absorption trenches struggle, which is why storm-related call-outs spike here every big southerly.
Housing runs from small Manly and Dee Why units to large Avalon and Palm Beach homes on steep, difficult blocks with long pump lines and, in some cases, on-site wastewater systems. Access and travel are real factors, so we give honest arrival windows for the northern end rather than pretending everything is thirty minutes away.
An eight-year-old external electric unit was weeping at the base and the casing had rusted through near the relief valve. We isolated and drained it that morning, removed the old tank, installed a replacement with corrosion-resistant fittings suited to the coastal position, and corrected the drain line so relief discharge no longer sat against the wall.
After heavy rain, water was pooling under the floor and not draining away. The camera found a stormwater line silted almost solid and a pit full of sand. We jetted the line clear, cleaned out the pit, and recommended a change to the pit grate and fall so the same silt load stops choking the run each summer.
