Anything exposed on a Bondi roof or balcony ages fast. Tank casings rust from the base, relief valves seize, and copper fittings on external walls green over and weep. Strata risers and shared stacks in interwar blocks

In a 1930s block the stack often serves six or eight kitchens on one line. A single blockage shows up as a backup two floors down, and the argument about who pays follows straight after. We camera the stack, put the fault in writing with footage, and deal with the strata manager directly.

Roots in old clay sewer branches

The side lines off Bondi's older streets are jointed earthenware under mature street trees. Gurgling in the shower and a smell at the gully are the first signs. Cutting and jetting clears it, but a camera run tells you whether the joint needs relining before next winter.

Stormwater overwhelmed on the slope to the beach

Waste backing into a ground floor kitchen sink every time the upstairs units ran their dishwashers. The stack had a heavy fat build-up over about four metres and a partly collapsed junction at the base. We jetted the line clear, filmed the fault for the strata report, and returned to replace the damaged junction section.

Hot water failure, rooftop unit off Hall Street

No hot water to two flats and rust bleeding down the parapet. The external tank had corroded through at the base after years in the salt. We removed it, replaced the corroded pipework either side, installed a new unit set back out of the direct spray line and fitted a tempering valve to current standards.

Leaking gas cooktop line, semi off Bondi Road

A faint gas smell in the kitchen after a bench replacement. Testing found a poorly made connection at the isolation valve behind the new cabinetry. We shut the supply, remade the joint properly, pressure tested the whole line back to the meter and issued the compliance paperwork before turning the gas back on.
